What roof restoration is
Most commercial roofs that leak don't need to be replaced. The membrane or metal is still sound; it's the seams, fasteners, penetrations and weathered surface that fail. Restoration repairs those problem areas, then seals the whole roof under a fluid-applied coating system that becomes a new, seamless, waterproof surface.
The result is a roof that performs like new, carries a manufacturer warranty, and costs a fraction of a tear-off and replacement. Your building stays open, there's no debris in the dumpster, and the existing roof stays out of the landfill.

How it works
- Inspection and moisture scan. We walk the roof and scan for trapped moisture. If the deck or insulation is saturated, restoration isn't the right answer and we'll tell you.
- Repairs and prep. Power wash, seal seams and fasteners, reinforce penetrations and flashings, replace any wet insulation.
- Coating system. Base coat and top coat of silicone or acrylic elastomeric coating, applied to the manufacturer's spec for the warranty you choose.
- Warranty. 20-year warranties are available on most systems. Shorter and longer terms are available depending on the roof and the system.
