Why a maintenance program
Most roof failures start as small, cheap problems: an open seam, a clogged drain, a loose fastener, a cracked pipe boot. Caught in a spring or fall inspection they cost little to fix. Left alone through a winter they become wet insulation and interior damage. Most manufacturer warranties also require regular maintenance to stay valid.
What's included
- Scheduled roof inspections, typically spring and fall, plus after major storms on request
- Debris removal and drain and gutter clearing
- Minor repairs to seams, flashings, sealants and penetrations while we are on the roof
- A written report with photos and a plain-language list of anything to budget for
- Priority response for program members when a leak does happen
